Imfuna

Switching to Imfuna / Rental & Property Management

Switch before the next move-out.

Moving inspection software mid-portfolio sounds disruptive. It is not: your old reports stay valid where they are, and the new record starts with the next inspection you book - move-in, periodic or move-out.

Why property managers move

Deposit disputes are won on evidence. What sends teams looking:

  • Per-unit fees that climb with every door you add
  • Evenings spent typing up notes that could have been dictated on site
  • Deposit deductions conceded because the evidence would not carry
  • No side-by-side view of move-in against move-out
  • Capture that stalls in basements and dead zones the moment the signal drops
  • An archive that exists only while the subscription does

No platform yet?

Still typing move-in reports in Word?

Many of the teams that join Imfuna are not leaving a rival platform - they are leaving a typed document, a camera roll and a shared drive. Row by row:

Photos on someone's phone, matched to rooms from memory
Up to 1,500 photos per inspection, GPS and time-stamped, attached to the item they evidence
Notes typed up at a desk, hours after the visit
Dictated on site - the text is in the report before you leave the property
A document anyone can quietly edit later
Reports freeze on generation; the history is append-only
Move-in and move-out compared by scrolling two PDFs
Original and current condition side by side, in the app and in the report
An archive that lives on a shared drive
Originals archived for seven years, stamps intact

What the market charges now

Published prices at three portfolio sizes. Most of the market meters per unit; Imfuna is a flat monthly plan.

Imfuna RentRentCheckzInspectorProperty Inspect
100 units$45 · 3 users$100 to $125$60 to $85$49 · 1 user
250 units$80 · 5 users$250 to $313$90 to $200$97 · 2 users
500 units$115 · 10 users$500 to $625$200 to $330$275 · 10 users
  • From 23 cents per door at plan capacity - and the meter never runs.
  • No minimums. HappyCo now requires 500 units to start; Imfuna starts wherever you are.
  • Unlimited inspections, reports and photos on every plan, prices on the page.

Prices in US dollars before tax, checked August 2026, from each provider's published price list. RentCheck prices per unit per month ($1.00 to $1.25); zInspector prices by unit-count tier (Core to Plus range shown); Property Inspect and Imfuna are flat plans with the user counts shown. What switching actually involves

  1. Book a walkthrough

A working session run on your own workflow. Bring a recent report; we will show you how the same inspection runs in Imfuna - capture, dictation, output.

  2. Set up your templates

Your report structure, wording and branding, set up with you. Move-in, periodic, move-out and comparison report types are already there.

  3. Run your first inspection

Offline-first capture on iOS or Android: photos with GPS and time stamps - up to 1,500 per inspection - voice dictation, and condition ratings. A full day with no signal is the normal case.

  4. Retire the old tool

Download your reports and photos from the old account before you cancel it - then close it. Everything from here is captured once, frozen on generation, and kept for seven years.

Why customers stay

Four things you can verify up front:

Running since 2009

Fifteen years of continuous operation, through every hype cycle the industry has produced.

Built for work on site

Offline-first capture that keeps working in basements and voids with no signal, and dictation instead of typing - everything syncs when you are back in coverage.

99.9%+ uptime, every year

When the diary is full and the clock is running, the platform is up - above 99.9% in each of the last four years, measured internally.

Evidence kept for seven years

Reports freeze on generation and re-render byte-identical. Originals - GPS and time stamps included - are archived for seven years.

600,000+
inspections carried out on Imfuna
60 million+
photos captured
99.9%+
platform uptime, measured year after year
7 years
originals archived, stamps intact

Two things to test at your first move-out

Both are checkable on day one, on your own work.

Reinspection

Move-out, next to move-in.

The original photo and the new capture, side by side - in the app while you inspect, and in comparison reports afterwards. Evidence built for security-deposit disputes.

  • Original and current condition in one frame
  • Comparison report types built in
  • Append-only issue history - nothing silently edited

The output

Your current report, next to ours.

Bring a recent move-out report to a walkthrough and we run the same property in Imfuna. The comparison is concrete: the write-up happens on site, every photo is stamped and attached to the item it evidences, and the finished document freezes on generation.

  • Write-up done on site, not at a desk afterwards
  • Every photo GPS and time-stamped, attached to what it evidences
  • The finished report freezes on generation - nothing silently edited

Priced per account

The meter never runs.

Per-unit pricing looks small until you multiply it. At 500 doors, a $1.25-per-unit tool costs $625 a month; Imfuna's Business plan is $115, with the Compliance Dashboard included. Growth should not come with a software penalty.

  • Flat monthly plans: $45, $80, $115 - from 23 cents per door at capacity
  • The Compliance Dashboard is included on Business: recurring schedules, certificate expiry, overdue alerts
  • Scattered-site portfolios run recurring inspection programs without a per-visit fee

The record they rely on

Independent inspectors, national agencies and institutional landlords run their inspections on Imfuna.

Hundreds of businesses run their inspections on Imfuna

Property managers, inspectors and portfolio operators - in their own words.

Imfuna provides us a detailed, real-time document that both we the agent and the tenant can feel confident in: it is thorough and outlines perfectly a property's inventory. Imfuna has certainly raised the agency standard for inventory detail which ultimately helps us avoid any disputes, as now everything is more clear and concise with no wriggle room!
Andrew Davies - Property Consultant, iMove Newquay
Imfuna is simply the best tool I have used in conducting my check-ins and check-outs. There is nothing simpler and more fun to use. The app comes loaded with many features which make inventories so effective and successful. I could not think of using anything else when it comes to conducting my inventories.
Daniel Silva - Residents Service Manager, Savills
We get quite a few positive comments on how good the finished reports look, and from what we've seen from other software programmes, Imfuna's does look the best in our opinion. We're really happy using Imfuna, thanks for providing such a fantastic software!
Sandra Sundén - Hem Green Inventories
The Imfuna software makes it easy for the clerks to perform the inventories, which speeds up the whole process for us to analyse the data and therefore distribute it to our students. I would definitely recommend Imfuna to other accommodation companies.
Gemma Weiner - Bellvue Student Houses
Imfuna is an impressive tool for recording inventory data through a choice of templates, then editing and creating reports. The team at Imfuna have been brilliant at guiding me through step by step. It’s great to be able to customise your reports to your own brand and have the tenants comment/sign electronically.
Jennie Madden - Independent Inventory Provider
Inspections are one of the most daunting and tedious pieces of paperwork we have to do in our job, in my opinion at least. And for the FIRST TIME EVER, I’m actually enjoying doing them! I couldn’t wait to get stuck back into things today on the Imfuna program. Playing, changing and adding...
Helen Watts - Rental Specialist and Sales Associate, Remax Living
I couldn't do my job without Imfuna. The support throughout the team is brilliant!
Amanda Hobbs - Inventory Manager, Hornet Inventory Services

Questions we get

What happens to the reports in our current system?

They stay valid - but not necessarily stored. Check your provider’s retention terms before you cancel: platforms commonly delete stored reports and photos within months of cancellation, and some charge for exports once the account is closed. Download the PDFs and your photos while the account is live; a downloaded report remains valid evidence. Imfuna does not import another system’s data; your record here starts with your first inspection, captured and frozen properly.

Can we switch mid-lease?

Yes. A lease that moved in on the old tool moves out on it, or moves out on Imfuna against the old report’s PDF. New leases start on Imfuna from day one, so the portfolio moves over one tenancy cycle without a hard cut-over date.

Do we have to rebuild our templates from scratch?

No. The library templates are ready to use, and adjusting them to your structure and wording is part of onboarding - or you can build your own in the app. If you would rather hand it over, share a sample of the report you issue today on the Custom Report Template Build page and a specialist rebuilds it in Imfuna, end to end. On Enterprise and custom agreements, speak with our team - the build is part of your individual quote.

Will the evidence hold up in a deposit dispute?

Imfuna’s reports are built for exactly that: GPS and time-stamped originals, side-by-side comparison of move-in against move-out, and an append-only history - nothing silently edited after the fact.

What does it cost?

Plans for rental and property management are on the pricing page.
