How home inspectors and inspection firms work with Imfuna

The same sequence, from arriving on site to the issued report - and what each step takes off your desk.

01Offline all day

Inspect on site

Open your condition-report template on a phone or tablet and work room by room. The structure is already laid out; photos land on the item you are standing at, time and GPS stamped; condition ratings are sliders; observations are dictated, not typed.

  • Templates carry the report structure - nothing to set up on site
  • Photos file themselves against the right item, with time and location on every shot
  • Sync your templates before you set out, then a full day works with no signal - attics, basements and rural properties included
The app on an iPad and iPhone: the iPad lists a building survey's inspection areas while the iPhone has the Main walls item open with its photos, notes and condition rating sliders.
02Write-up largely done

Review at the office

By the time you are back, dictation has come back as text against the item it describes. On the web platform you verify the photos, extend notes with your firm's pre-approved phrasing, and correct anything that needs it - without revisiting the property.

  • Dictation returns as report-ready text in seconds once synced, already in the report structure
  • Rapid Text phrase libraries keep the whole firm's wording consistent
  • Edit ratings, notes, costs and photos at the desk - no second visit
The Verify workspace on the web platform: the inspection's sections on the left, and every photo with its capture time, GPS coordinates, caption field and markup actions on the right.
03~3 hrs saved per inspection

Issue the report the same day

The report renders as a branded PDF - your logo, cover, colors and layouts - with digital signatures built in, sent from the platform. Inspectors typically save around three hours per inspection, and one firm reports client turnaround down from five working days to 24-48 hours.

  • Branded PDF in your report structure
  • Digitally signed, with named sign-off on the record
  • Sent the same day the inspection was walked

04Originals kept 7 years

Stand behind every report

Reports freeze on generation: a re-render is byte-identical, with named sign-off, timestamps and the original photos preserved for seven years. Flagged defects roll up into the portfolio dashboard, so repeat clients are tracked across years rather than folders.

  • Frozen on generation - what you signed is what stays on file
  • A full audit trail behind every finding, ready if a claim ever arrives
  • Every flagged defect in one grid, deep-linked to its photo evidence
The portfolio dashboard on a laptop: every flagged issue as a row with severity, cost and status, each deep-linked to its photo evidence.
05One diary, whole team

Scale the firm from one place

Growth is a scheduling problem before it is anything else. Work is booked with a time, a duration and an assigned inspector against their published availability, invites are accepted or declined on the spot, and every job carries a visible status from booked to delivered. The diary, the evidence and the dashboards stay centralized however many inspectors you add.

  • One team calendar - bookings color-coded per inspector
  • Assign against each inspector's availability - invites accepted or declined on the spot
  • Every job's status visible from booking to delivery
The bookings calendar on a laptop, week view: inspections color-coded per inspector across the week, with the inspector list and show/hide toggles in the sidebar and a mini month calendar for navigation.

The tools for the job

Field capture

For the scheduled side of the workload: every property on one screen - which inspection is next due, who is assigned, how many days overdue, and which statutory checks are still in date. Assign from the dashboard and a real booking goes into the team's bookings calendar.

Your workflow, end to end

Imfuna sits in the middle of the tools you already run - bookings in, evidence captured, findings pushed on to the systems that act on them.

Typing and editing a home inspection report used to take a considerable amount of time until I started using IMFUNA home inspection software. Being able to completely edit and send my report shortly after the home inspection is done is amazing. IMFUNA has significantly reduced my time and stress of generating a quality report for my clients and/or realtors.
Great customer service, support and customization of reports for your home inspection business - 5 stars.

Questions home inspectors ask us

Does AI write the inspection report?
No. Dictation comes back as text, and the words stay yours. Condition ratings, conclusions and sign-off remain the inspector's, with a record of who changed what - the tooling documented, the judgement human.
Why does it save so much time?
Because each part of the write-up is done where it is cheapest to do. The structure comes from the template, so nothing is laid out from scratch. Photos file themselves against the item, time and GPS stamped, so there is no evening of sorting. Dictation comes back as text where it belongs, so site notes are never re-typed. Your firm's standard phrases are two taps away instead of pasted from an old report. What is left at the desk is review and judgement - which is why inspectors typically save around three hours per inspection.
How does it keep reports consistent and defensible?
Templates keep every report to the same structure and wording across the firm, so nothing required is skipped on site. Behind each report sits the evidence: named sign-off, timestamps, a record of who changed what, and originals kept for seven years.
How does this help if a claim ever arrives?
The record answers for you. Reports freeze on generation - a re-render is byte-identical - with named sign-off, timestamps and the original photos preserved for seven years. When you need to show what you inspected, what you found and what you advised, it's a lookup, not a reconstruction.
What happens when there's no signal in the attic?
Nothing, mid-inspection. Start with a connection so your templates sync to the phone; from there photos, dictation and ratings all save locally, and everything uploads when you're back in coverage. A full day with zero signal is the design assumption, not an edge case.
Can I keep my own standard notes and phrasing?
Yes - and on site they come to you, rather than you fetching them. Rapid Text is a phrase library your firm controls: your pre-approved wording, grouped by tags, managed on the web platform with Excel import and export. In the app, the library shows the phrases related to the item in front of you, remembers what you used recently, and searches the rest - a common observation is two taps, not a paragraph of typing, and ten inspectors describe the same defect the same way. Standard notes pre-fill from your template, with the original wording preserved so a reviewer can see what was changed on site. The report reads like your firm wrote it, because it did.
I have my own report format. Can you build it as a template?
Yes, two ways. The template builder is part of the web platform on every plan, and adjusting our library templates is part of getting set up. Or have us do it: send the report you issue today and an Imfuna specialist rebuilds it end to end - the inspection template your team captures with, and the branded report layout your clients receive - with the first version typically within five working days and three versions included, as a one-off at $675. See the custom template build service.
What does it do to turnaround?
Inspectors typically save around three hours per inspection, and one firm reports client turnaround down from five working days to 24-48 hours. The inspection still takes a morning; the report stops taking the night.
How easy is it to get started?
Sign up and you are in a 30-day free trial with full access, no credit card required. Condition-report templates are already in the library - open one and start. And setup is not left to you: live online onboarding training for your whole team is included on every plan, with live chat inside the platform when a question comes up.
Is training included?
Yes, on every plan: live online onboarding training for your whole team, plus start-up videos and live chat inside the platform. And it is not a one-off - when someone joins the firm mid-subscription, they can request the same onboarding at any time, so new starters never learn the system second-hand. On Enterprise, on-site training at your offices can be scoped into your quote.
Can I try it before committing to anything?
Yes. Every new account starts with a 30-day free trial with full access and no credit card required - so there is nothing to cancel if it is not for you. Run a real inspection during the trial and judge Imfuna on your own workflow, not a demo script. When you are ready, you choose a plan on your subscription page; and if the trial passed you by unused, support will look at an extension.
